EZPZ Property Management Pty Ltd holds a current Rooming House Operator's Licence (RH0002048D) issued by the Business Licensing Authority under the Rooming House Operators Act 2016. We are a "fit and proper person" operator — legally cleared to run rooming houses in Victoria.
Every rooming house in Victoria must be registered with the local council. Renewals run annually. We handle the paperwork, the council liaison, and the inspection schedule. You sign where we tell you to sign.
Heating, kitchen facilities, bathroom facilities, security — all subject to minimum standards under Victorian law. We benchmark your property at onboarding and flag what needs fixing before it becomes a breach.
Bonds are lodged per resident, per room, with RTBA, within the legislated timeframe. Every time. Our RTBA registration is on file with the bond authority.
We use the Consumer Affairs Victoria-approved rooming house resident agreement, customised per property. Not a residential tenancy agreement. There's a reason that matters.
Accountant-friendly EOFY and monthly statements. Trust accounting handled to standard. Performance reporting whenever you ask for it.
